  I'm finally having a go a building a corner deli out of three sets. I've got most of the structure of the ground floor built on a 32x32 baseplate- 16 studs wide and 25 long.
  
  It's built to have the pavement on two sides and has space for another small building at the side.
  
  Only I'm having real difficulty doing the main door. I'm trying to build it at an angle, making it a proper corner building. But after several hours last night I still don't have anything that works. I've seen some ideas in videos that should work, but I'm going to have to introduce a couple of additional pieces, which I was trying to avoid :(

  Any updates on your progress?  I got my hands on two sets and am starting by doing the main build with one and then using the second one to MOC in the rest of the building when its opened up as a corner lot.  I wanted to be able to make it larger and totally enclosed with opened at 90 degrees, make the Deli and the apartment more complete with more floor space, and still let it fold open even further for more play-ability:

  Sorry for the bad quality picture..
  all the parts used here are from sets:
  3x Bike Shop & Café
  2x Toy & Groceries shop
  2x Corner Deli (used the greenhouse on top from my second park street set)
  2x Park Street Townhouse (beneath it I used the Spiderman ATM Heist Battle set as a small bank)
  1x City Square for the LEGO Store, I also used two LEGO store VIP sets #40178 for more sets and the PAB wall. You can access the modern building on top of the LEGO Store from a back staircase. (I created it with leftovers from all the sets)
  
  The only parts I added are the minifigs, accessories, lampposts and tiles.

  I thought about reviving this thread because of the newer set #31097 Townhouse Pet Shop & Cafe
  Anyone planning on modding that one into a modular form?

  @wardm I probably will. I've done with the previous Bike Shop & Cafe from a few years back and the Corner Deli. Some seem to really lend themselves to conversion with a copy or two and one's spare parts.

  I plan on modding it into a Ninjago City modular (or at least part of one). Hopefully some decent discounts will be found leading up to Christmas.

  The City Creator 3-in-1 houses have always been good as a base to create bigger modular versions with multiple sets. 
  
  Even some of the older Friends building sets can be upgraded as well.
