So I have a question to some of the sellers out there, is this set STILL selling for $600 plus? I know it has sold for big money in the past, but has anyone actually sold it for big money within the last year or so?
I ask this because collectables are only worth what people are willing to pay. I see many on sites for $1,000 or more, but are people STILL paying this kind of money for them? I am just wondering if they are actually worth more in the 400 to 500 range, but sellers are keeping the prices high, but nobody is really buying them. I know you can find many different collectable items in the internet for ridiculous prices, but if they are not selling for that, eventually the prices will come down slightly.
So any insight or experience anybody has on this issue, within the last year or two tops, If appreciate.

It's quite easy to check what sets have sold for recently on bricklink with the price guide.
As for ebay, click on the advanced link next to the search button on the top right of the page and put the set number in and check the completed listings button.
This should give a good indication of what sets have actually sold for, not just what the asking price is.

anecdotally, it didn't seem like POTC sold that well last time around. I also think that with how quickly movies come and go these days, it's a harder sell for toy manufacturers to shell out huge rights for a very very small window of time to make money (Star Wars is obviously an exception to almost every merchandising rule)

I like ALL Pirates, POTC, Castle, and LOTR releated themes. So I am VERY much in favor of POTC coming back next year, especially given the lack of ANY of the themes I just mentioned.
I am by no means in favor of anything that takes anything away from IFS, but if Lego does release a POTC ship that is more expensive, it does give the impression that it will be the biggest Lego ship to date. Which is great news in my opinion. But again doesn't take anything away from my love of the IFS.
I would expect something closer to the single run of JW or Angry Birds.
As to secondary market prices, it is not that strange that the ships have increased in value while the others are stagnant at about RRP. Larger sets often increase more (in percentage terms) than smaller sets in the same range, moreso if they can be used outside of the original license. Many of the smaller POTC sets are just bricks if you are not interested in the license, whereas the ships are still ships even if you remove the licensing details, minifigs, etc.

In regards to your point about secondary market prices you are absolutely correct that the larger sets appreciate in value more. However, It's interesting to see the difference between the Black Pearl and Whitecap Bay which only had a £10 difference in retail price (in the UK, £81.99 and £71.99 respectively). New copies of the Black Peal routinely go for in excess of £300 while Whitecap Bay struggles to sell for £100. I think the key point is that the ships are much more lucrative sets which is something we both agree on.
If they did two lines they would likely do a mix of older sets along with something like BP or QAR, and maybe the Flying Dutchman in the first line, and sets for the new movie in the second line and one of those ships.

The masts cost at least $240.
Replaced each 6x16 Reddish Brown Plates with two 6x8
Replaced each 2x2x11 supports with 11 Reddish Brown 2x2 Round Brick.
Replaced the pirate flag with 3 Flag 4x1 Wave
I added a few crew members and canons and it is a great display piece.
I believe you had to call to order, and supplies were generally low. I believe it was how I got one of the last Golden Guardians, though.
Reminds me of the liquidation center they had in Denver not too long ago. Lego Nirvana...
Might wait til it's worth $1000 just to make the build really special :) ... speaking of which, it must be time to crack open that Taj Mahal soon ...
