Looking for sealed Cafe Corner and / or Greengrocer

Hi all!

I'm slowly closing in on a complete set of Modular buildings, and I've just got the trickiest two left to acquire:

#10182 Cafe Corner
and
#10185  Green Grocer

I'd much prefer a boxed / sealed set than a used one (ideally we're talking MISB), which makes it even more difficult.  I know they pop up on the likes of Amazon and Ebay periodically, but given the sort of prices they command, I'd much rather buy from someone I know (or at least someone with a decent forum rep), than just a complete stranger.

Can't pay stupid prices, but I'm just putting some feelers out to see if there's anyone out with one of either to sell.
